Thank you for your feedback. We are currently working on a huge improvement to the Title Commitment and Policy Screen (currently known as Text Description). We believe people are going to like the changes, one of which will be the ability to review/see the boilerplate before inserting it in to the file.
As for what each one means and when they should be used can vary by underwriter and state and they should be able provide you that information.
