When creating Seller Only files, it would be useful to be able to switch the settlement agent to the Title agent who is processing the transaction. In that case, the file indicates who is the title agent and our office is working as Seller Attorney representation. It is helpful to have that information in the file because when creating Seller Documents it will save time due to the title agent's info automatically flowing onto the docs instead of manually inputting it every time you have a Seller Only file. Additionally, helps keep track of the Seller Only vs. other transactions your office does and creates a bigger database with many Title companies you work with.
