Our business at this point mainly concerns preparing judicial titles (some are insurable through our underwriter and others are simply a report) for foreclosure actions. It is important to be able to see the data from the title abstract report from the abstractor very quickly and easily and in order of priority so the encumbrance screen is very important to us as it houses a majority of the items on record for that property and when we need to reference that information for any reason, you can easily see the important info. for each lien and in the order of priority. Rather than thumbing through a stack of documents or reading basically a breakdown of their report on the text description screen. There is a lot of unnecessary information included in the data on the text descr screens that I don't need to review if I am reviewing the priority of liens for example. So the encumb screen cuts out the minusha and lists the liens in order of priority, which is VERY USEFUL to be able to see at a glance.
We then use this screen to pull data from to merge into our tagged documents in document management. So please keep this screen!! There is a reason for it in the title world other that creating a document!
