The way I handle this is by creating a flow with Microsoft Power Automate. Then I enter in the commitment and then send the pre closing docs to the lender, my flow (bot), will ask me if this is a closing for "X" realtor. If so, the bot goes in section H and puts their fee on a free line.
You can even modify it for when the admin fee is more based on purchase price. I have one realtor that charges $295 for pp below 500k and $495 above 500k.
I also have a spot for adding HOA fees based on the community. I have a subdivision where I close all the homes there so I know the fees will be "X" each transaction. To keep me from rushing and forgetting to put them in on the prelim lender docs (and creating a tolerance issue), I have my bot ask me if this is a closing for "Rushing" (the name of my seller), if so, it puts the HOA fees in on Section H.
Many real estate brokers charge an additional brokerage fee. It was be super helpful In the financial information tab, under each of the Real Estate Agents, if there was a Money box for this additional fee that went to the CD / ALTA.
